Q:       I’m not a first time Home Buyer…Can I still qualify for a  FHA loan?

            A.  Yes, it is a false assumption that you have to be a first time Home Buyer to get a FHA loan.

Q:        I don’t have a down payment!                                

            A.  No problem!  We can use down payment  assistance programs that are  available whether you are a first time Home Buyer or not.

Q:        I have bad credit! 

            A.  In many cases you can have some nicks and  bruises on your credit and still be approved…Get pre-qualified TODAY.

Q:        What if I filed bankruptcy a few years back? 

             A:    *     Chapter 7 – An FHA loan can be obtained 2 years from discharge date.        

                    *     Chapter 13 – An FHA loan can be obtained 1 year from discharge date.

                    *     Consumer Credit Counseling - 12 months good payment history necessary to be considered for a FHA loan.

Q:        I have no credit!

            A.  By establishing 3 trade lines on the credit bureau you can get approved in many cases!!!  i.e., cell phone bill, water bill, electric bill, etc…Get pre qualified TODAY.

Q:       I don’t know my credit score!

            A.  In today’s world it is a necessity to know your credit score.

Q:        I have an apartment lease.

            A.  In many cases if you have a purchase contract to buy a house, you can get out of your lease.  Talk to the property manager.
